Job Description

Chiyoda is now hiring a Building Manager for Manyar Smelter Project (MSP) located in Gresik, Indonesia. This role is expected to start as soon as possible.

Responsibilities:

  • He is totally responsible for the Technical and Quality aspect of building engineering.
  • Is responsible for answering all technical queries (TQ) raised by Subcontractors on Building Engineering.
  • Is responsible for responding to technical non-conformance reports raised against building engineering or construction.
  • Is responsible after consultation with Site Engineering Manager and Quality Control engineer in raising deviation requests.
  • Engineering co-ordination with the Home Office.
  • Engineering interpretation and co-ordination with the Client and other Groups in the Field Organization.
  • Document Control.
  • Prepare field design drawings or changes.
  • Control of Non-Conformance Reports.
  • Collection of data for as-built drawings.
  • Preparation of duty report.
  • Common duties for safety / health and quality control.
  • Work in close co-operation with the CII Building Supervisor and Inspector.
  • Ensure that the Building Supervisor and Building Subcontractor know the hold points on the Quality Control Record, and understand that until the check sheet item is signed off as satisfactory by the Company no further work is carried out.
  • Maintain a register and file of all TQ’s raised by the Building Subcontractor.
  • Answer all TQ’s on an urgent basis informing the Site Engineering Manager if the Subcontractor appears to be using the TQ System for other purposes.
  • If unable to answer the TQ, inform the Site Engineering Manager, and transmit the TQ to Head Office for resolution.
  • Liaise with the CII Lead Civil Engineer on the content of TQs and non-conformance reports so that answers on Civil Engineering are consistent in content and approach.
  • Attend the KO meeting with the Building Subcontractor.
  • Attend the weekly recorded meeting with the Building Subcontractor. Give statistical data on TQ’s and respond to Building Engineering queries.
  • In conjunction with the CII Safety Officer and CII Buildings Supervisor, review the Buildings Subcontractor Method Statements and comment as necessary.
  • Ensure that all concrete work inserts including anchor bolts are manufactured as per specification and when delivered to site are accompanied with the required inspection and material certificates.
  • In conjunction with the Building Inspectors ensure that the Independent Surveyor completes all checks called for on the Quality Control Record and signs them off.
  • In conjunction with the CII Supervisor review the Buildings Subcontractor Work Plans and comment if necessary.
  • Ensure that the Subcontractor submits design drawings of all false work, comment on as necessary.
  • In conjunction with the CII Civil Inspector, ensure that the Subcontractor respects all hold points on the Quality Control Record.
  • If an activity has a Method Statement, ensure the Subcontractor follows his own Method Statement.
  • Carry out any building design work which may be necessary and is not going to be performed in head office. Communicate to his assigned staff the CII objectives and required performance levels.

Requirements:

  • Good knowledge of: building and life safety codes; the methods, materials, and equipment used in custodial work.
  • Some knowledge of: supervisory practices.
  • Experience: performing commercial building facility maintenance; performing skilled repair and maintenance in carpentry, plumbing, electrical, building maintenance, and grounds related work; using the tools and equipment associated with the trades indicated; reading blueprints and specifications; estimating material needs and costs for jobs; maintaining records and writing reports; performing maintenance on heating, ventilating, and air conditioning (HVAC) work.
  • Ability to communicate and coordinate maintenance and service work to staff, and contractor personnel
  • Supervisory experience
  • Bachelor's degree in business administration, real estate management, or a related field preferred.
  • At least 3 years of experience as a building manager or in a similar role.
  • Knowledge of relevant laws, regulations, and building codes.
  • Excellent project management and negotiation skills.
  • Good communication and customer service skills.
  • Strong critical thinking and problem-solving skills.
